SMHAL Obtains Approvals for Corporate Campus
December 2015 - The Firm represented the owner/developer of a 120-acre corporate campus in Northern Westchester and won zoning, planning and SEQRA approvals for its adaptive reuse, permitting 120,000 SF of retail space, 500,000 SF of office space, 91 market-rate town homes, and 28 Stipulation-compliant affordable rental apartments.

On October 22, 2015, The New York Law Journal published "Too Good to Be True? Volkswagen, Audi, and the Future of Diesel," by Ethan I. Strell and Christine A. Fazio. This article analyzes conflicting laws and policies that contributed to Volkswagen’s diesel scandal, discusses Volkswagen’s reliance on a less costly and ultimately less effective pollution control technology, and describes similar past Clean Air Act violations by other vehicle manufacturers.
Moira S. Laidlaw Presents Elder Law Seminar
On October 6, 2015, Moira S. Laidlaw presented "Elder Law Asset Protection" to volunteers and caregivers at Northern Westchester Hospital's Ken Hamilton Caregivers Center. The free seminar covered topics ranging from health care proxies and financial powers of attorney to pooled trusts.
P. Daniel Hollis III is Featured Speaker at MHL Bar Association
On October 2, 2015, P. Daniel Hollis III presented “Due Diligence in Real Estate Transactions” to the Mamaroneck Harrison Larchmont Bar Association. The talk cautioned practitioners as to the dangers of not performing a thorough due diligence for a property when representing buyers on both the legal and environmental levels.

In the article "Resilience Now Embedded in New York City Planning" in the Third Quarter 2015 edition of the Climate Change Business Journal, Ethan I. Strell was interviewed about New York City’s leadership in the integration of climate change adaptation considerations into the environmental review of projects.
New York Law Journal Publishes Ethan I. Strell Article on Domestic Environmental Law
On June 25, 2015, the New York Law Journal published an article co-authored by Christine A. Fazio and Ethan I. Strell. The article, entitled "Green Infrastructure, Stormwater and Water Quality" highlights examples of emerging green infrastructure programs across the country, as well as some of the challenges posed by integrating green infrastructure into the legal structure of the Clean Water Act.

SMHAL Settles Title Insurance Litigation
The Firm successfully settled litigation in March 2015 against two title insurance companies. SMHAL had commenced the litigation on behalf of a developer client.
New York Law Journal Article on Hydrofracking Published
On February 26, 2015, Ethan Strell co-authored an article in the New York Law Journal entitled “Fracking Report Concludes More Health Studies Are Needed,” discussing the New York State Department of Health report on natural gas hydraulic fracturing, which the State used as the basis for continuing to ban hydrofracking in New York State.

In February, 2015 the Firm represented the seller of two multifamily apartment buildings in New York City.
SMHAL Aids in Restructure of Loan
In January, 2015, SMHAL represented the borrower in the restructuring of a mortgage loan secured by a Putnam County Shopping Center.
Clients Secure Variances
The Firm won a range of variances in 2014 and 2015 on behalf of different clients, including variances for a private school’s master plan; the installation of a new, state-of-the-art cancer treatment facility at a hospital; a lighted tennis court in a Northern Westchester town that does not permit lighted tennis courts; and for the replacement of a previously removed swimming pool.
Moira S. Laidlaw Receives Elder Law Certification
Firm partner Moira S. Laidlaw received her certification as a Certified Elder Law Attorney (CELA) by the National Elder Law Foundation. CELAs must complete a rigorous full-day examination and demonstrate that their law practice is actually focused on special needs and elder law. Ms. Laidlaw is one of only approximately 400 CELA-certified attorneys in the United States.
